Q: Why would I want to live in one of your apartments? There are many landlords in Sudbury.

A: We have almost 50 years experience renting in Sudbury and we know Sudbury. We are local just like you! If you are from out of town we will help you out as much as we can because we have all been in that position. If we cannot help you out and we will try and point you in the right direction because customer service matters to us. We try to price our apartments as fairly as possible because value is as important to us as it is to you!

Q: Will you hold a unit without deposit?

A: Our company policy is that we need a Last Month Rent deposit in order to hold an apartment. Keys will not be given until the First Month Rent is paid.

Q: What kind of Parking is available?

A: We have parking with plugin available at all of our projects for a minimum of one vehicle per unit. Additional parking is available for an additional fee if there is availability.

Q: I want peace and quiet when I come home from work. What actions will you take to ensure peace and quiet?

A: Our company policy is to give one non-official warning and if that is not sufficent formal procedures that can lead to eviction will be undertaken

Q: What happens if I pay late?

A: Our normal rent collection hours are usually one day prior to the 1st of the month, the first of the month and one day after the 1st. This gives tenants ample opportunity to pay there rent because life happens. Shortly there after we will proceed with formal eviction procedures. If there is repeated late payment of rent we may proceed with formal eviction procedures.

Q: I have to break a lease, what is your company policy in regards to this?

A: All of our tenancy agreements are on a one year lease basis. We may under special circumstances allow a tenant to break a lease however this is solely a decision made by upper management.

Q: I have to give my notice, how far ahead do you have to receive it?

A: We require the normal 60 days notice.

Q: I cannot pay my rent this month, can I use my Last Month Rent deposit?

A: We do not allow the last month rent deposit to be used for rent prior to the Last Month of Rent

Q: I love my little kitty or doggie, how are you guys with pets?

A: We do not have a No Pet Policy like some of our competition however we are more friendly towards small cats and dogs and these pets should be taken out via the alternate entrances of each building if it is available i.e. 2nd floor at Bonik Tower, Lower Level at Starbury Tower. Many of our tenants have been frightened by large animals and we have to have concern for the safety and well being of all people that come to the building.
